Short Sale Books

At a time when the financial institutions are changing, some going out of business, some being taken over by the government, and some restructuring to handle the onslought of short sale applications, we provide timely instruction for new and experienced agents alike, to guide you in building a successful short sale business.

Short sales are a combination of legal and real estate components.  Some real estate agents prefer to handle both components themselves, while others would rather stick to the real estate side and let the legal side be managed by our attorney mediators.

Our first publication, Short Sales & Loan Modifications: A Practical Guide shortsales1For Real Estate Agents and Investors, is the first part of our short sale course, and is a step by step detailed guide to the process, from marketing and listing, to performing a legal and marketing analysis (or turning the case over to us to process), to writing a professionally-drafted proposal, to negotiating with the lenders. We teach you about servicing lenders, the secondary market investors, and mortgage insurance carriers. We even teach you the secrets to successful negotiating used by the best attorneys, corporate negotiators, and even the U.S. State Department.

The book contains references throughout to legal disclosures, sample proposals, and other documents that are contained in the Short Sale Business Manual.  This is great for agents not needing those more expensive documents and only wish for instruction from a back door perspective on lenders.

Our second publication, the Short Sale Business Manual contains all of the short_sale_business_manualdisclosures, forms, and documents referenced in the main book, including samples of proposals. Also included are tips and suggestions for using Outlook and Microsoft Word in your business. We show you how to scan documents into your word proposal and prepare them for submission.

The Short Sale Business Manual is printed on standard copy paper size pages so all documents and disclosures can be simply placed on the copier for copies to use in your business.

Short Sale Course

We also conduct a short sale course contained into leading to CertifiedShort Sale certification Foreclosure Intervention Professional, in two formats.  The first, Negotiation Certification, is for agents who wish to manage the entire process themselves.  The second, Mediation Certification is for agents wishing to leave the processing and obtaining approval to our firm.

Blogging Articles: Mr. Lawson personally writes articles that address issues in the news, changes involving short sales, or which are answers to the questions we receive. Those articles are available on this site and are fully searchable. These articles are a rich source of information and guidance and we suggest you read through them all for your enrichment.

Mediation

Whether you do not wish to deal with lenders, or if you are leveraging your resources to focus on listing properties and find buyers, it makes perfect sense to turn the case over to us for processing and mediation.

We use experienced mediators, most of whom are also lawyers, to process and mediate your short sale cases. Mediation is different than negotiating.  Although the mediator serves as a neutral, and is not representing any of the parties, the mediator works diligently to protect the interests of all of the parties, and those interests all overlap in short sale cases. The problem has always been to match the interests of the sellers, buyers, and agents with those of the secondary market investor, the owner of the mortgage loan and who must approve the short sale. Our mediators match those interests and eliminate the common errors that so often cause short sales to fail.
